Sint-Vincentius Residential Care Center - Zaffelare
Replacement of an existing care facility with a new building with 123 residential units and demolition of the existing facility (Engineering & Build)
De Klerck Engineering was responsible for the design of the building services and EPB reporting for the new Sint-Vincentius Residential Care Center in Zaffelare. The project included the construction of 123 residential units, a community center, and the phased demolition of the old residential care center and a preschool.
The central boiler room was equipped with gas-fired boilers operating at a 70/50°C temperature regime, combined with radiators in the rooms and underfloor heating in the cafeteria and common areas. An intelligent building management system (BMS) handles software-based energy accounting and monitoring.
Ventilation is provided by a Type D system with high-efficiency heat recovery wheels, active cooling in common areas, and passive night cooling. The concept also includes rainwater harvesting, comprehensive LED lighting with occupancy sensors, and autonomous emergency lighting with an integrated self-test mechanism.
